How Long Does a Custom Home Build Take?

On average, a Beaver Mountain custom home takes 8 to 12 months from the start of site preparation to move-in day. Our design-to-delivery phase typically spans 3 to 4 months, allowing our in-house design and engineering teams to coordinate closely with your builder and deliver precision-crafted materials exactly when they are needed. This pace respects your timeline while ensuring the quality, craftsmanship, and longevity your home deserves.

What does a typical build timeline look like?

Phase 1: Feasibility Consultation

Every custom home begins with a conversation. This complimentary consultation is designed to help you learn about the process, ask questions, and begin exploring what may be possible for your project.

During this initial discussion, we take time to listen to your goals, review your ideas, and talk through your property, lifestyle needs, preliminary investment range, and ideal timeline. Drawing on more than 40 years of experience designing site-specific homes throughout the Northeast, we help you understand how these factors come together and what they may mean for design, scope, and next steps.

We also introduce the key elements that influence turnkey pricing so you can begin to form a realistic understanding of overall investment early in the process. Our goal at this stage is not to quote a specific number, but to give you clarity and a clear path forward so you can move ahead with confidence.

Phase 2: Design & Estimates (4-8 Weeks*)

This phase begins with a site visit to better understand the land, views, orientation, and natural features that will shape the design of your home. Seeing the property firsthand allows our team to evaluate how the home can be positioned to take advantage of the landscape while also considering practical factors such as access, utilities, and site conditions.

Using insights from our conversations and site observations, we begin shaping your home through conceptual floor plans and layout studies. This stage focuses on translating your vision into a design that reflects how you want to live, both today and for years to come. We explore your priorities, lifestyle needs, and long-term plans and incorporate them into a tailored architectural concept.

As the design develops, we align the project with your overall investment goals. Through thoughtful design development, we help ensure the home’s footprint, structure, and level of detail work together in a way that supports both your vision and the overall scope of the project.

Our team guides you through bid analysis, material selections, and product specifications so that design decisions stay aligned with the project strategy. Our in-house engineering team works within building and energy code requirements and permitting considerations specific to your location, ensuring your plans are ready for the next phase.

Whether you already have a preferred builder or need help finding the right fit, our team can guide you through the process. We regularly help clients identify, recruit, and connect with builders who align with the scope, location, and craftsmanship standards of the project, and we coordinate directly with contractors on your behalf throughout the build.

Once your project is underway, you’ll be invited to a personal client portal through Buildertrend, a professional project management platform we use to keep everything organized in one place. Documents, drawings, photos, progress updates, and communications are all available whenever you want them.

You never have to wonder what is happening with your home. The portal keeps you connected to every stage of the process, from early design through production and into construction, so you always know where things stand.

Phase 3: Engineering, Materials & Production (6-12 Weeks*)

Once your plans are finalized and you’ve chosen your contractor, we prepare the construction drawings and material specifications. Our in-house engineering team produces the full set of structural construction documents, including stamped drawings required for permitting and construction. These plans reflect your home’s exact design, local code requirements, and site conditions.

With the plans complete, we begin preparing your home for production. During this stage, the materials and structural components for your home are carefully organized, fabricated, packaged, and stored under cover until delivery. This process ensures that the materials arriving on site are accurate, coordinated, and ready for efficient assembly once construction begins.

While we prepare your home for production, your contractor can begin site work such as clearing, excavation, foundation preparation, and utilities. Our team remains available to coordinate with your contractor and answer any technical questions that arise during this stage.

Throughout this phase, we stay in close communication with you. Your client portal is regularly updated with documents, progress notes, and photos so you can follow along as your home moves from finalized plans into production.

Phase 4: Construction & Completion (6-10 Months*)

We coordinate closely with you and your builder to schedule deliveries so that materials arrive on site when needed. Your construction-ready materials are carefully packed, protected for transport, and delivered with clear installation documentation and jobsite support information.

After delivery, our team remains available to answer questions, provide installation guidance, and offer technical support so the building process moves forward smoothly.

As construction nears completion, your contractor will walk you through the home, review finishing details, and address any final adjustments before move-in day.
