Phase 2: Design & Estimates (4-8 Weeks*)
This phase begins with a site visit to better understand the land, views, orientation, and natural features that will influence the design of your home. Seeing the property firsthand allows our team to evaluate how the home can be positioned to take advantage of the landscape while also considering practical elements such as access, utilities, and site conditions.
Using insights from our conversations and site observations, we begin shaping your home through conceptual floorplans and layout studies. This stage focuses on translating your vision into a design that reflects how you want to live, both today and for years to come. We explore your must-haves, lifestyle priorities, and long-term plans and incorporate them into a tailored architectural concept.
As the design develops, we also begin aligning the project with your overall investment goals. Many people initially approach custom homes by asking about cost per square foot, but during this phase it becomes clear that architectural design, materials, and site conditions often play a much larger role in determining cost. Through thoughtful design development, we help ensure the home’s footprint, structure, and level of detail work together in a way that supports both your vision and the overall scope of the project.

Our in-house engineering team will work within building & energy code requirements and permitting considerations specific to your location, ensuring your plans are ready for the next phase of construction.
We work closely with you to evaluate contractor estimates, compare scopes of work, and identify opportunities for value engineering where appropriate, always with the goal of protecting the architectural integrity of the design. Whether you are working with a preferred builder or would like help identifying one, we coordinate directly with contractors on your behalf and can introduce you to trusted professionals who share our commitment to quality craftsmanship.
Phase 3: Engineering, Materials & Production (6-12 Weeks*)
Once your plans are finalized and you have approved every detail, we prepare the construction drawings and material specifications. Our in-house engineering team produces the full set of structural construction documents, including stamped drawings required for permitting and construction. These plans reflect your home’s exact design, local code requirements, and site conditions.
With the plans complete, we begin preparing your home for production. During this stage, the materials and structural components for your home are carefully organized, fabricated, packaged, and stored under cover until delivery. This process ensures that the materials arriving on site are accurate, coordinated, and ready for efficient assembly once construction begins.
While we prepare your home for production, your builder can begin site work such as clearing, excavation, foundation preparation, and utilities. Our team remains available to coordinate with your contractor and answer any technical questions that arise during this stage.
Throughout this phase, we stay in close communication with you. Your client portal is regularly updated with documents, progress notes, and photos so you can follow along as your home moves from finalized plans into production.
Phase 4: Construction & Completion (6-10 Months*)
We coordinate closely with you and your builder to schedule deliveries so that materials arrive on site when needed. Your construction-ready materials are carefully packed on palettes, protected for transport, and delivered with clear installation documentation and jobsite support information.
Even after delivery, our team remains available to answer questions, provide installation guidance, and offer technical support so the building process moves forward smoothly and efficiently.
As construction nears completion, your contractor will walk you through the home, review finishing details, and address any final adjustments. It is the final step before move-in and the beginning of living in a home designed specifically for you.
